One of Vayoo's main features is to inform you about your Airbnb search visibility or your ranking in Airbnb searches results.
As you may already know, Airbnb's website works like any other search engine. Their algorithm picks up the most relevant choices according to a series of factors such as the number and quality of your reviews, the time you take to answer inquiries, the number of travelers that have whitelisted your property, etc.
When travelers search on Airbnb, they can search by location, pick up the dates and use many filters (number of rooms, bathrooms, amenities, etc). The more concrete and precise their search is, the fewer options they will be shown on the platform. But if they search without any filters, Airbnb doesn’t display all the apartments in the city. Actually, they display 17 pages with 18 listings per page which means - 306 listings in total.
This is why in large cities with a high Airbnb density, many listings stay out of some broad searches. For example, if you search homes in New York or Barcelona with no or few filters, you will still only get 18 suggestions on the first page. Ideally, you will be among those 18 recommendations or at least, in the next 16 pages, but this is not always the case.
As hosts, we all care about our Airbnb visibility because we know that the higher we appear in the search results, the more bookings we will get. So, the first thing we do in Vayoo is to tell you whether your listing appears or not within the first 17 pages. Below is an example of a listing in the city of Madrid. We see that the listing always appears among the first results when searching in Madrid with no filters, which is pretty impressive –Madrid has more than 15.000 listings.
The next step for this hosts would be to know in which position his listing appears for each day. You can do this by clicking on one of the four displayed months. Below, we see how this property appears among the first pages and even the first page on February 3rd.
We could even go one step further and click on one of the days.
Let’s pick February 3rd. Here we can see what are the best possible combinations. For instance, if travelers look for 1 night with no filter for “number of rooms”, this listing will appear on the first page. However, if travelers search for 3 nights with one bedroom, the listing won’t even appear within the first 17 pages.
Now let’s look at a very different case. The property below does not appear within the firsts results in any day when searching in Madrid with no filters.
What does it mean?
It means that when people search in that given location with no filters, your listing does not appear within the firsts 17 pages (306 listings).
Should I worry if my property does not appear?
We all want our properties to appear among the first results, even without any filters. However, especially in large cities/areas, this can be a pretty tricky task. So if you download Vayoo and see that your property is not visible, do not worry, this does not mean your property does not appear at all. Remember that we are showing the results in a given location with no filters and that most of the times, people search for properties in more precise locations (See example: Central Park) with many filters (number of people, amenities, superhosts status, etc.).
Thus, even though your property does not appear in a given location with no filters, it could appear when searching it in a more precise area with some filters.
For the moment, the locations are granted by our system and usually correspond with a Google Map division. In the future, we will allow you to pick up the area in which you would like to know whether your property is findable or not, this will reduce the number of listings and make the information much more accurate.
NEW YORK vs. CENTRAL PARK
Let’s see an example of how search results with no filters work in different locations. First, we will search with no filters in New York, then, we will do the same in Central Park.
Here we can see that there are more than 300 results in 18 pages. So if you have an apartment in New York and people look for it with no filters, it will be difficult for you to appear within the first 17 pages. However, it might be possible. You can always download Vayoo and discover it by yourself.
Now let’s do the same search in Central Park
As you can see there are only 147 listings in the Central Park so if you have an apartment there, it will always appear within the first 17 pages. The only thing you will like to know is on which page it appears. Something that Vayoo also tells you.
Ok, so let’s imagine that you have a property listed on Airbnb, you download Vayoo, and you realize that your property does not appear. The question is:
Why does my property not appear?
There are many reasons why a property does not appear on the Airbnb first search pages: the pictures and the description are not appealing enough, the price is not competitive, the time to answer guests has been too long, the number of cancellations is high, the minimum stay requirement is high and leaves many free days, the number of people that have whitelisted your property is low, the number of bookings and the quality of the reviews is also low, etc.
What should I do if my property does not appear?
